What’s It Like Living Near South Pointe Park?
Daily life at the southern tip of South Beach, and the tradeoffs buyers should know.
THE SHORT ANSWER
It’s the quietest, most residential corner of South Beach, with a 17-acre waterfront park as your backyard. Residents use it every day for morning runs, dog walks, and evening strolls, while the crowds stay mostly around Ocean Drive, a few blocks north.
How Residents Actually Use It
- ✓Morning walks and runs. Winding paths loop through the park, and a 20-foot-wide promenade runs along the water.
- ✓The dog park. There’s an off-leash area on the park’s west side. Dogs have to be leashed everywhere else and aren’t allowed on the beach. For dog owners, this is a real reason to live nearby.
- ✓Evenings on the pier. The 450-foot pier looks out over the Atlantic, and the walkway along the channel has views of Fisher Island and the downtown skyline, with cruise ships passing close by.
- ✓Families. A splash pad, playground, and picnic areas make it one of the few kid-friendly green spaces on this end of the beach.
Buildings Within Walking Distance

The Tradeoffs to Know
- ⚠️Weekends get busy. Locals share the park with visitors, especially on weekend afternoons.
- ⚠️Parking is tight. Street parking is metered and fills up fast. Confirm your building includes garage parking.
- ⚠️Ships pass right by. Cruise ships and boat traffic run through the channel next to the park. Most residents enjoy it, but notice it when you tour a unit facing the water.
- ⚠️Flood risk. Like much of Miami Beach, this area is low-lying, so check the building’s flood zone and insurance before you buy.

Is South of Fifth quieter than the rest of South Beach?
Generally, yes. It’s more residential than the blocks around Ocean Drive and Washington Avenue.
Can I bring my dog to the park?
Yes, on a leash on the paths, and off-leash in the designated area on the west side. Dogs aren’t allowed on the beach. Check your building’s pet rules too.
Is it walkable to restaurants?
Yes. South of Fifth has its own restaurants, and Española Way and Lincoln Road are a short ride north.
